Briar Capital Real Estate Fund (www.BriarCapital.com) announces the closing of a new $3,850,000 real estate credit facility to a Wisconsin-based manufacturing company, secured by its owner-occupied industrial property. The company manufactures precision components for customers across the automotive and industrial sectors.
Seeking to strengthen its capital structure and obtain additional working capital, the company was introduced to Briar Capital by a financial advisory firm. Briar's financing refinanced the company's existing mortgage, retired higher-cost term debt, and provided additional liquidity at closing. The facility also provides the potential for up to $350,000 of additional funding in the future.
"Real estate can be a valuable source of capital, particularly when a company is looking to reduce financing costs and create liquidity," said Jill Kirshenbaum, Senior Vice President at Briar Capital. "By utilizing the equity in the company's manufacturing facility, we were able to refinance several existing obligations and provide additional working capital for the business."
Brandon Le, Assistant Vice President, Underwriter at Briar Capital, who helped close his second transaction in as many weeks, added, "This transaction highlights not just Briar's ability to provide capital, but also our partnership in helping businesses navigate varying financial circumstances. We work closely with companies to understand their situation, find the right solutions, and connect them with other financing partners when needed."
Briar Capital works with borrowers and their advisors to structure real estate financing that fits alongside other sources of capital. In this transaction, Briar's facility reduced higher-cost debt, provided additional liquidity, and allowed the company's existing working capital financing to remain in place.
