$55 million land facility and $15 million bridge loan provide capital for acquisition, predevelopment and recapitalization.
LOS ANGELES, [September 11, 2026] — CrownGuard Capital LLC today announced the closing of two financing transactions totaling $70 million, comprising a $55 million land-secured facility supporting approximately 1,900 acres in Bakersfield, California, and a $15 million bridge facility for Cumberland Inlet, a mixed-use master-planned development in St. Marys, Georgia.
The two facilities provide capital at pivotal stages of each project’s business plan. The Bakersfield transaction supports land acquisitions and predevelopment expenditures, while the Cumberland Inlet facility addresses creditor obligations ahead of the project’s next phase of capitalization.
“The central challenge in complex development financing is aligning capital with execution,” said Robert Miller, Vice President, Origination, at CrownGuard Capital LLC. “These transactions address two distinct needs: advancing land acquisition and predevelopment in California, and financing creditor obligations in Georgia. In each case, the objective is to give the sponsor a financial foundation for the next phase of its business plan.”
Transaction Highlights
• Total financing: $70 million across two separate transactions.
• Bakersfield, California: $55 million secured by approximately 1,900 acres of development land.
• St. Marys, Georgia: $15 million bridge facility supporting Cumberland Inlet.
• Capital deployment priorities: Land acquisitions, permitting, predevelopment expenses and creditor obligations.
• Financing objectives: Address immediate project requirements while sponsors pursue broader capitalization.
Bakersfield: $55 Million to Advance Land Acquisition and Predevelopment
The Bakersfield facility supports the sponsor’s acquisition and development strategy while providing interim capital ahead of a broader equity raise and longer-term project financing.
Planned uses of proceeds include approximately $10 million to complete land acquisitions currently in escrow, together with permitting, legal and regulatory development expenses. The financing provides liquidity to advance these activities as the sponsor develops the project’s longer-term capital structure.
The sponsor’s business plan contemplates power-related development and the pursuit of power purchase agreements. Potential subsequent funding and liquidity sources include additional equity, institutional investment, refinancing or an asset sale, subject to project progress, applicable approvals and market conditions.
Cumberland Inlet: $15 Million to Support Recapitalization
The Cumberland Inlet bridge facility provides capital to address secured and unsecured creditor obligations and support the mixed-use development’s transition toward its next phase of capitalization.
According to the transaction summary, the financing is intended to address approximately $14.09 million in identified creditor claims. The sponsor estimates approximately $2 billion in projected build-out value for the broader master plan; that projection represents anticipated development value rather than a current collateral appraisal.
The facility addresses near-term obligations while the development team pursues potential pre-sales, joint ventures, parcel sales and additional financing. The broader capital strategy also contemplates Tax Allocation District financing, subject to applicable approvals, eligible costs and financing availability.
Private Credit Supporting Project Execution
The combined $70 million in closings reflects the role of private credit in addressing capital needs between major development milestones. Across the two transactions, CrownGuard Capital’s financing supports immediate obligations while sponsors pursue the investment, approvals and commercial arrangements required for subsequent phases.
