Briar Capital Real Estate Fund (www.BriarCapital.com) is pleased to announce the closing of a $2,250,000 real estate term loan to a privately held craft products company, secured by its owner-occupied industrial property in Wisconsin.
In need of a new financing partner, the company was introduced to Briar Capital through a trusted financial advisor who had worked with Briar on prior transactions. Briar's $2.25 million real estate loan refinanced the company's existing bank facilities while providing approximately $588,000 of additional liquidity, a portion of which will support planned investments in technology, software, and retail equipment.
"When a business needs a new financing partner, its real estate can provide an important source of capital," said Jill Kirshenbaum, Senior Vice President at Briar Capital. "In this case, we were able to refinance the company's existing debt while providing additional liquidity and flexibility to support the business moving forward."
Kristin Yowell, Vice President, Underwriter at Briar Capital, who led the transaction through closing, added, "The company's significant real estate equity gave us the flexibility to address both its existing debt and working capital needs. Our real estate-focused approach also preserves the company's ability to seek a separate working capital facility secured by its accounts receivable and inventory should additional liquidity be needed in the future."
At Briar Capital, our focus on commercial real estate allows us to look beyond traditional lending structures and develop solutions around a company's most valuable assets. By unlocking real estate equity while preserving access to other sources of capital, we help businesses maintain the financial flexibility they need to move forward.
